Section 26 Notices
A tenant of a business tenancy may serve a notice requesting a renewal tenancy to begin after the original contractual term expires which is called a section 26 notice. The landlord may serve a notice terminating the tenancy and stating whether or not it would oppose the grant of a renewal tenancy (see our page on section 25 notices).

In either case, the landlord may oppose renewal on the grounds specified in section 30(1) of the 1954 Act. There are grounds where the tenant is at fault and grounds where the tenant is not at fault. Where a landlord opposes a renewal tenancy on no fault grounds only, the tenant is entitled to compensation.
