An easement is a right benefiting a piece of land that is enjoyed over land owned by someone else. Usually, an easement allows the owner of the land A to do something on land B, such as use a path, or run services over it (a "positive" easement). Sometimes, an easement will limit what the owner of land A may do on land B (a "negative" easement). For example, the owner of land A might not be allowed to construct buildings that would interfere with land B’s owner's right to light. Easements are integral to the ownership of land and can have a significant impact on land values.
